Royal Palm Bay Villas are located in Kissimmee to the east side of Disney and in the heart of the entertainment district.

This is the ideal location for an action packed holiday. Close to the US 192 which has many local restaurants, catering for all different tastes.

The Villa is centrally located to all the area attractions and restaurants. The condo is just 15 minutes from Disney World, 25 minutes Universal Studios, 20 minutes to Sea World and many other entertainment attractions (including many wonderful golf courses)

The Osceola Parkway is very convenient to the villas and offers fast, traffic-free access to Disney. Stop on your way to the park to get discounted tickets at the Official Ticket Center. Our villas are just 4 miles from Disney and just 9 minutes to the Orlando Convention center.

The clubhouse and pool is just a short walk from the villa. The clubhouse features exercise room, and a pool table. The pool area includes a Jacuzzi and sauna.

A deposit of one night is due at time of booking (non refundable) to secure the unit. Balance is due 30 days prior to arrival.

•IF NOTICE IS LESS THAN 14 DAYS PRIOR TO ARRIVAL, A 50% REFUND WILL BE GIVEN (EXCLUDING DEPOSIT).
•LESS THAN 7 DAYS PRIOR TO ARRIVAL, NO REFUND WILL BE GIVEN.
•THERE WILL BE NO REFUND FOR EARLY DEPARTURE.
•IF YOU WISH TO CHANGE DATES FROM THE ORIGINAL GIVEN, SUBJECT TO AVAILABILITY, THIS IS NOT A PROBLEM, THE FIRST CHANGE WILL BE FOR FREE, ANY SUBSEQUENT CHANGES WILL BE $40.

Cancellations may be called in, however, a written notice is required. Cancellations made 30 days prior to date of arrival will forfeit the deposit; any cancellations within 30 days of arrival are automatically subject to forfeiture of advance payment as defined in our cancellation policy detailed on the confirmation letter.

Checkout is at 10 AM. Check in at 4.00 P.M. please do not arrive early or depart late without prior permission. Guests needing extensions may request a late checkout upon approval. We will try to accommodate those needs whenever possible. If permission is not given prior to actual day, charges will be incurred to the credit card on file.
